If the project caters to international market, an international Brand will be required for worldwide exposure, reservations system and marketing.

Apply high-end technology to the design, functionality, guest comfort, energy conservation, low maintenance materials, eliminate nonproductive areas and operation with minimum staff.

If feasible, combine the Project with a real estate development to optimize returns, such as adding on offices, casino, commercial, condominium sales among others.

Development and Pre-Opening Services

We have wide experience in all areas related to hotel development. The services we provide are unique for each project we undertake and are designed to meet our client’s specific needs. IPH provides technical services and assists owners to develop their property to the highest quality levels.

We are glad to announce that we also have several financial institutions and sources to present projects for equity, construction and long-term financing. In order to proceed on such, IPH will prepare:

  • A development cost budget based on actual overall costs of Land, technical services, construction, FF&E, OS&E cost, Franchise Brand entrance cost, financing cost, duties and others.
  • An operating projection for 10 years, estimating the % of occupancy, ADR, Revenues, costs and expenses, management and franchise fees, Gross Operating Profit (GOP) fixed cost such as loan amortization and interest, insurance, leases, owners’ expenses, amortization and depreciation, taxes and net operating results
  • An executive summary which includes the country, location, market, competition analysts, and a complete information package for the lender (or investor).

Procurement & Logistics

  • Presentation of least 2 approved Brand Vendors including CIF costs for Owner’s approval
  • FF&E procurement inclusive of scheduling development, value engineering, cost analysis and quantity matrices
  • OS&E procurement inclusive of scheduling development, value engineering, cost analysis and quantity matrices.
  • Project accounting managed by our in-house accountant using the latest technology specific to FF&E and OS&E procurement. Get detailed reports for use tax, fabric overages, etc.
  • Logistics with analysis of freight costs, terms, methods and solutions to meet budget and schedule
  • Warehousing services by providing organized, professional, and reputable warehousing partners that are carefully selected for each project
  • Install services with experienced FF&E installers that have completed numerous high-profile hospitality projects
  • Under this service local custom handling will be required by owner

Our History

Established in 1992 with headquarters in Miami, FL, USA. Development Representative of PROMUS HOTEL CORPORATION (Embassy Suites, Hampton Inn) from 1992 until 2000.

IPH performed Development and implemented operations of first-class hotels in Latin-America and Caribbean under international Franchise Licenses. Today IPH is approved hotel operator by Hilton Hotel Corp., Marriott International, Radisson Hotels, Wyndham Hotels, Holiday Inn by Intercontinental Hotels and operates luxury non branded Hotels and Resorts. In 2001 launches its own Franchise system under the brand Eco-Inn Hotels and Resorts.
