Management Services
We have wide experience in all areas related to hotel development. The services we provide are unique for each project we undertake and are designed to meet our client’s specific needs. IPH provides technical services and assists owners to develop their property to the highest quality levels.
We are glad to announce that we also have several financial institutions and sources to present projects for equity, construction and long-term financing.
- A development cost budget based on actual overall costs of Land, technical services, construction, FF&E, OS&E cost, Franchise Brand entrance cost, financing cost, duties and others.
- An operating projection for 10 years, estimating the % of occupancy, ADR, Revenues, costs and expenses, management and franchise fees, Gross Operating Profit (GOP) fixed cost such as loan amortization and interest, insurance, leases, owners’ expenses, amortization and depreciation, taxes and net operating results
- An executive summary which includes the country, location, market, competition analysts, and a complete information package for the lender (or investor).
IPH and its labor relationship
An excellent relationship and communication with our employees are extremely important for the success of the hotel. We select and train the best qualified employees and provide them excellent working conditions which will reflect on the service culture of the hotel. Any hotel is as good as its workforces! Monthly meeting between IPH and Owner
A monthly meeting will be held between the parties within 10 days of the prior month and IPH will present:
- Profit and loss statement compared to the budget including statistics and an operating review
- Monthly balance sheet
- The hotel’s cash flow, accounts receivable reports and bank statements
- Marketing statistic and competition analysis
- Maintenance reports and critical issues on fixed assets and the building
- Guest comments, constructive critiques and recommendations
- Payment of last month net profit

Responsibilities
Develop and present to owner yearly a Business Plan which specifies forecast, all activities, actions and goals, the plan includes:
- Sales and Marketing actions, Management goals, Food& Beverage action plan, Maintenance and a Staff plan
- An operating budget forecasting occupancy %, room rates, detailed costs and expenses of the hotel operation
- Monthly meeting with owner in order to present financial results of the operation compared to the budget and with an operating analysis
- Manage all accounting and maintain records and documentation according to law
- Deposit all revenue at the «Operation Bank account» and pay all operation costs and expenses through this account including the net profit to the owner.
- Comply with the terms of the franchise license
- Review and approve the yearly business plan including the operating budget
- Assist to the monthly meeting and review of operation
- Approve the capital replacement requirements to maintain the property competitive, jointly manage the capital replacement fund.
- Maintain the building insurances
- Comply and agree with the terms and conditions of the franchise agreement
- Provide international reservation and sales system, training material, rules and regulations, operation guidebooks and brand standards
- Permanent support with IT, maintenance, marketing, reservations, areas
- Review and recommend Hotel room rates structure
- Engage the Hotel to Competition reviews platforms
- Periodic on-site inspections and operation audits
